A renovation goes wrong in the gaps between trades.

Almost nobody who has had a bad renovation had a bad plasterer. What they had was a plasterer who arrived before the first fix was finished, an electrician who came back to chase out a wall that had just been skimmed, and a kitchen delivered into a room that was not ready for it. Every one of those is a sequencing failure, and sequencing is the contractor's job, not the trade's.

That is the argument for using one contractor on a whole house rather than managing six trades yourself. We hold the programme, we hold the order in which things happen, and when something slips, and something always slips, we move the rest of the programme round it instead of leaving you to make the phone calls.

Renovations on older Luton housing stock also have a habit of revealing things. Strip out and structural work

Taking the house back to what is sound, then the structural alterations, which means removing walls or chimney breasts with engineer-designed support rather than an optimistic lintel.

First fix

Rewire, replumb, new drainage where needed, insulation and any new windows or doors. This is the stage where a good renovation is decided.

Plastering and second fix

Skimming and dry lining, then the electrics, plumbing, doors, skirting and architrave, in that order rather than in the order the trades are available.

Kitchens and bathrooms

Fitted where they are part of the job, with the tiling and the plumbing set out before the units arrive rather than worked around them afterwards.

Decoration and snagging

Decorated, cleaned, then a walk round with you and a written snagging list we work through before we call it finished.

How much does a full renovation cost in the UK?

It moves more than any other job we price, because a renovation is defined by what you keep as much as by what you replace. A cosmetic refresh, a full rewire and replumb, and a structural reconfiguration are three completely different budgets for the same house. We survey, agree a scope with you, then quote it free and in writing so the number is attached to something specific.

What is a realistic renovation budget?

The realistic part is not the headline number, it is the contingency behind it. Older houses reveal things once they are opened up, and a renovation budget with nothing held back for that is not a budget, it is a hope. We tell you at survey stage which parts of your house we cannot see into yet and what would be involved if they turn out badly.

What is the most expensive part of a house to renovate?

Usually anything structural or below ground, because it is skilled, it is slow, it needs engineering input and building control inspection, and it cannot be value engineered without making the house worse. Kitchens and bathrooms feel expensive because you can see the money, but structural work and a full rewire generally cost more and show less.

Can we live in the house during a renovation?

Sometimes, on a room by room refurbishment. On a full renovation with a rewire and replumb, usually not, and we would rather tell you that at the start than have you camping in one room for three months. We will be clear about which weeks are genuinely uninhabitable.

How do you handle extras and variations?

In writing, before the work is done. If we open something up and find a problem, you get a description of what we have found, what we propose and what it costs, and you decide. Nothing gets added to a final invoice that you have not agreed in advance.

Do you do the kitchen and bathroom as well?

Yes, where they are part of the renovation. Kitchen and bathroom fitting is not something we sell on its own, it is something we do as part of a bigger job, because the value of us doing it is that the plumbing and the tiling are set out before the units arrive.
